SELLING YOUR HOME

For most Australians, buying and selling their home will be one of the biggest financial transactions they undertake.

My job is to assist you, step by step, through the process of successfully selling your greatest asset. This is one of the biggest decisions you will make and can be an emotional time. The difference in ‘getting it right’ or ‘getting it wrong’ could be the difference in tens of  thousands of tax-free dollars or being on the market for months longer than you have to be! 

Below is a brief overview of the selling process that I undertake with my clients.

PART ONE - PREPARATION

  • Appraisal - I will be providing a calculated appraisal of your property in comparison with accurate comparable sales, my knowledge of the local area and current market trends. I undergo extended background research & will supply you with a full report based on all the facts after our appraisal meeting. 
  • Price - Ultimately the decision of what price to list your property is up to you, and my role is to ensure you have all the facts to make that decision. 
  • Processing Preparation - Good quality preparation has a considerable impact on the sale of your property and we will assemble floor plans, site plans, photos, preparation of marketing across all mediums including our new style of buyer booklets.

  • Coming Soon Campaign - My database of current and active buyers in the area allows me to segment targeted groups that may be interested in your property before it is even listed on the internet.

PART TWO - ON THE MARKET

  • Photography -   I utilise professional photographers who use state of the art equipment and editing software. These photographers offer beautiful dusk shoots and aerial photography to capture your property at its absolute best. 
  • Marketing - Extensive marketing is offered in my marketing package including exclusive signage, a customised property magazine (or "buyer booklet") and on-line promotion on a wide variety of websites and search portals.
  • Buyer Inspections and Open Homes - All inspections are conducted with absolute professionalism and security and all attendees must provide a name and phone number. I allow plenty of notice so you are able to prepare your property for inspection. I also bring an open home assistant to all inspections, for extra feedback and also security in other areas of the home while I may be speaking to potential buyers.

PART THREE - RESULTS AND DECISIONS

  • Feedback - It is my aim to provide you with ALL feedback I receive during the campaign, and I will be updating this in a web portal that you may sign into at any time through my website. I like to make sure you feel confident that I have reached all the potential buyers in the marketplace.
  • Offers - I always have an offer form at the ready, so if a buyer wants to make an offer we are able to get the ball rolling immediately.  I am well trained in negotiation and I communicate all interaction to you leading up to the final agreement. At no time will I ever pressure you to take an offer, the decision is yours and I will always strive to extract the highest price from the best buyer out there. 
  • Settlement - Upon settlement you will receive a statement from me with any fees and deposits that I may be holding. I can also make recommendations of any cleaners and maintenance companies as required for a smooth move!
